First Residents Move Into The Timbers
Exclusive Community Offers Soldiers Convenience and Camaraderie all Close By Fort Drum, NY - March 12, 2009 - Actus Lend Lease and Fort Drum Mountain Community Homes are proud to announce the first residents move into The Timbers. The new ENERGY STAR rated apartment community is exclusively for unaccompanied Senior Noncommissioned Officers (Staff Sergeant and above) and Officers and is located in a residential area on Fort Drum near Pine Plains Fitness Center, The Commons and other amenities. This project is one of five pilot developments Army-wide and is the first to financially close, with papers signed July 27, 2007. Ground broke on The Timbers July 30, 2007 and consists of four, four-story, wood-framed buildings with 64 onebedroom and 128 two-bedroom apartments. There are eight two-bedroom handicap-accessible units with roll-in showers. The Timbers’ apartments range from 686 to 957 square feet with private bedroom suites and spacious central living areas. The modern apartment homes feature sleek, black appliances, a full-sized washer and dryer, stylish brushed-nickel accents, ceiling fans, natural gas heat and air conditioning. Rent is market rate, allowing Soldiers to cater their budget and accommodations to best fit their wants and needs. Although the two-bedroom apartments are designed for roommate living, Soldiers may opt to rent a one or two-bedroom home by themselves. Private garages are available to rent as well. Plus, landscaping, snow removal and 24-hour emergency maintenance service are provided at no additional charge, making life at The Timbers hassle-free. Enrolled in the multi-family ENERGY STAR program administered by the New York State Energy and Research Development Authority, The Timbers is expected to receive Energy Star certification. Designed with two-by-six timber construction, R21- and R49-rated insulation, ENERGY STAR appliances, envelope sealing, compact florescent lighting and tankless hot water heaters, the apartments are an estimated 20 percent more energy-efficient than traditionally built structures. The total development costs for The Timbers are roughly $28 million. It is expected that The Timbers project will contribute economically more than $360 million throughout its 50-year partnership. The Timbers is managed by Fort Drum Mountain Community Homes, a partnership between the Department of the Army and Actus Lend Lease through the Military Housing Privatization Initiative.
